Short answer
It runs in four steps, a free inspection, a written estimate, installation and a written warranty. Most Toronto homes take 2 to 10 days, depending on size, material and weather. Your property is protected and cleaned up every day. You pay 10% when you sign, 30% on completion and the rest over six months.
A new roof is a big project, and knowing what to expect makes it much easier. Here is how a replacement with Royal York Roofing works.
1. Free inspection
We get on the roof, look at what’s there and talk you through your options: what needs doing, which materials suit the house and what each would cost. There’s no charge and no obligation.
2. Written estimate
You get the scope, materials, price and your warranty period in writing before you sign. If anything is unclear, ask. We’d rather explain it now than surprise you later.
3. Installation
Our own crew does the work. Your property is protected while we work, we clean up every day, and the site is cleared at the end.
Most residential replacements take 2 to 10 days. The main factors are:
- the size and shape of the roof
- the material (slate and hand-nailed cedar take longer than shingles)
- the weather, since we don’t open a roof when rain or snow is coming
If we find damage under the old roofing, such as rotten decking, we show you and explain the fix before going further.
4. Warranty
After a final cleanup, you receive our written workmanship warranty of up to 15 years, depending on the material. The manufacturer’s warranty on the materials comes on top of it.
Paying for it
We offer a simple payment plan: 10% when you sign, 30% when the job is complete, and the remaining 60% in six equal monthly payments. See financing.
How to prepare
- Move cars out of the driveway and garage area so the crew can bring in materials and a disposal bin.
- Take fragile items off walls and shelves on the top floor; hammering can shake them.
- Let your neighbours know work is coming.
- Keep children and pets away from the work area.
When is the best time?
We work whenever the weather allows, and crews work most Saturdays. If you have a date in mind, book your estimate early so we can plan around it.
